Vertimax survey reveals key insights into property management challenges in Melbourne

A recent survey commissioned by Vertimax, has uncovered valuable benchmarking data from over fifty property management businesses overseeing multi-storey properties across Melbourne. The findings provide a clear picture of the industry’s operational landscape and the common pain points faced by property managers.

Key findings:

  • Property portfolio size: On average, each company manages 171 properties, contributing to a total of 7,183 properties surveyed.
  • Workload per manager: There are approximately 5.09 property managers per company, each overseeing 33.59 properties.
  • Industry stress levels: A staggering 72% of property managers reported experiencing high levels of stress.
  • Common complaints about tradespeople:
    • 46% – Poor communication
    • 22% – Issues with quoting
    • 11% – Invoicing problems
    • 9% – Delays in completing work
    • 6% – Punctuality concerns
    • 3% – Quality of work
    • 2% – Cost of work discrepancies

The survey also highlights the sheer scale of property management operations, revealing that the total number of floors managed across these buildings exceeds 670 floors—equivalent to a 1,608-metre-tall structure.
