Advanced Installation Methods for Building Maintenance Units

Installing a Building Maintenance Unit (BMU) on a rooftop presents unique challenges. Every site is different, with its own structural constraints, access limitations, and operational requirements. At Vertimax, we draw on decades of experience to determine the best-fit installation method for each project, ensuring safety, efficiency, and long-term reliability.

Here are the three primary installation methods we use:

  1. Cranage Installations

The most common approach for BMU installation is the use of a tower crane to lift equipment into position. This method is typically employed on new builds or major refurbishments where cranes are already onsite and clear lifting zones are available.

Example: At 63 Latrobe Street, Vertimax successfully utilised the site crane to install three new Building Maintenance Units (BMUs). Careful coordination with the project managers and crane crew ensured each BMU component was delivered in the correct sequence, maintaining structural stability throughout the installation.

Because crane access is in high demand across multiple trades, and BMUs are typically installed at the final stage of construction, precise programming and seamless coordination were critical to completing the works efficiently and without delay.

  1. Modular Assembly

In constrained environments where a full crane lift isn’t possible, BMUs can be delivered to site in modular components and assembled piece by piece on the rooftop. This reduces lifting size and weight, making it ideal for sites with tight access, weight restrictions, or limited headroom.

Example: At 80 Collins Street, Melbourne, Vertimax collaborated with our manufacturing partners to design the new BMU in modular sections that could fit within the existing goods lift. These sections were transported to the rooftop for assembly. Additionally, one of the original on-site BMUs was modified to function as a crane, enabling the safe erection of the new unit. Once installed, the new BMU was then used to dismantle the old system in the safest and most efficient manner.

This innovative approach is also being applied at Australia Square and 580 George Street in Sydney.

  1. Building Integration / Pre-Installation

On some projects, BMUs are integrated into the building structure during construction, often installed before final facade works or roof finishes are completed. This approach allows seamless coordination with other trades and ensures the BMU is in place and ready to operate from day one.

Example: At Rialto Towers, Vertimax designed and installed Building Maintenance Units as part of a staged modernisation program, replacing legacy equipment with new systems while preserving access across the twin towers. By planning integration early, we were able to reduce four BMUs to two without compromising coverage, delivering a more efficient and sustainable solution.
